Challenge

The Stücki Park in Basel is one of the most well-known and diverse commercial locations in Switzerland. Originally operated as Basel’s dye works, the approximately 69,000 square meter site is 100 years later home to three office and laboratory buildings, with a fourth laboratory building set to open at the end of 2023. An additional building complex houses commercial space for various restaurants, entertainment venues, retailers, and, for example, a Migros branch.

The demands placed on the security standards and locking technology installed in Stücki Park are as different and challenging as the diversity of the individual tenants and biotech companies based there. An overall solution was sought that, in addition to a high level of security, offered above all great flexibility, versatile application options, and simple installation and system management. That’s why the Wincasa operating company initially opted for the KESO eCLIQ system from ASSA ABLOY for the shopping center, which required modernization in 2018. At that time, around 800 doors were installed or retrofitted by specialist partner SecuSuisse in stages and during ongoing operation.

Solution

With KESO eCLIQ, access authorizations for the different and constantly changing user groups can be defined quickly and easily by key. Even when retail spaces grow or shrink, tenants can seamlessly add additional doors to their authorizations without the need for facility management to constantly exchange or replace keys. Lost keys are just as quickly and easily disabled via the web manager software. An additional advantage of using the electronic locking system is the possibility of combining the system’s high security standard with complete documentation of all locking events.

The high level of acceptance and good experience that tenants have had with the KESO eCLIQ system resulted in several thousand doors being secured with the innovative electronic locking system throughout the entire Stücki Park since 2018. ASSA ABLOY was also involved as a consulting expert starting with the initial planning phase for multiple retrofitting projects over the past four years, including the above-mentioned construction of the new Lonza laboratory building in the Stücki Technology Park. 

The Planet HS automatic door drop-down seals in the interior doors noticeably increase comfort. There is no disturbing noise in the corridors during meetings, and the ZIP bar can be accessed from the outside at any time during regular opening hours to protect privacy. After opening hours, the lock activates automatically, and only authorized persons can enter. In an emergency, the door can be opened from the inside at any time. The drop-down seals also serve as smoke seals in the buildings and increase energy efficiency.

The MSL mFlipLock 25574PE-SV multi-point locking system is particularly suitable for access control systems and building management, including door automation. The motorized lock can be opened, closed, moved to the daytime position, or completely locked (blocked) for defined times.
